Statistics on Transfer of Property Rights (STPR)
December 2013 and Year 2013. Provisional data
In December, the number of property transfers was 114,457, that is,
0.5% less than in the same month of the previous year
The merchanting of dwellings decreases 3.6%, as compared with
December 2012
The number of property transfers recorded in the land registries (from public deeds
previously registered) was 114,457 in December, that is, 0.5% less than in the same month
of 2012.
In the case of the merchanting of registered properties, the number of transfers was 49,161,
representing an annual decrease of 0.7%.

Merchanting recorded in the land registries
81.8% of the registered merchanting in December corresponded to urban properties and
18.2% to rustic properties. Among the urban properties, 56.5% were merchanting of
dwellings.
The number of merchanting of rustic properties increased 12.7% in the annual rate in
December, and that of urban properties decreased 3.3%. Within the latter, merchanting of
dwellings decreased 3.6%.

Evolution of the monthly rate
In order to contribute to the analysis and interpretation of the data, the following chart shows
the variation in the number of merchanting of dwellings between the months of November
and December of the last five years. In 2013, the monthly rate was 4.0%, representing 13.3
points more than that of last year.

Registered merchanting on dwellings, by protection system and status
81.9% of transfers of dwellings by merchanting in December were free housing, and 18.1%
were protected housing. In annual terms, the number of transfers of free dwellings by
merchanting decreased 11.0%, and that of protected housing increased 55.9%.
48.9% of the dwellings transferred by merchanting in December were new, and 51.1% were
used.
The number of transactions on new dwellings decreased 0.2%, and the number of used
dwellings decreased 6.6%, as compared with December 2012.

Geographical distribution
In December 2013, the total number of property transfers recorded in the land registries per
100,000 inhabitants2 reached its highest value in the Autonomous Community of La Rioja
(586).
The Autonomous Community showing the highest annual variation rate was Cantabria
(41.4%). In turn, the Autonomous Community that registered the highest annual decrease
was Canarias (–21.7%).

The only Autonomous Communities showing positive annual variation rates in the
mercharting on dwellings in December were Comunidad de Madrid (63.9%), Cataluña
(2.6%) and Comunidad Foral de Navarra (1.1%).
In turn, those showing the greatest decreases were Extremadura (–48.8%), Galicia (–
27.9%) and Castilla-La Mancha (–24.6%).

The number of property transfers recorded in the land registries was 1,633,693 in 2013,
that is, 1.9% more than in 2012.
In the case of the merchanting of registered properties, the number of transfers was 686,097,
representing a decrease of 1.4%, as compared with the previous year.

Merchantings recorded in the land registries in 2013
83.8% of the registered merchantings in 2013 corresponded to urban properties and 16.2%
to rustic properties. Among the urban properties, 54.1% were merchantings of dwellings.
The number of merchantings of rustic properties increased 5.6%, and that of urban
properties decreased 2.7%. Within the latter, merchantings of dwellings decreased 2.2%.
This rate was 9.3 points higher than that registered in 2012.

88.8% of transfers of dwellings by merchanting in 2013 were free housing, and 11.2% were
protected housing. In annual terms, the number of transfers of free dwellings by merchanting
decreased 1.2%, and that of protected housing decreased 9.6%, as compared with 2012.

Geographical distribution
In 2013, the total number of property transfers recorded in the land registries per 100,000
inhabitants3 reached its highest value in the Autonomous Communities of La Rioja (7,798)
and Castilla y León (7,379).
Likewise, the Autonomous Communities showing the greatest annual variation rates in the
number of property transfers were La Rioja (13.6%) and Cataluña (10.8%). In turn, those
showing the highest decreases were País Vasco (–11.3%) and Extremadura (–6.8%).
