Instruction
Open the spreadsheet. When you are done answering the questions, save the file and check your answers
in the online learning environment https://ese-ict.nl and try to correct your errors. If you have questions
you can ask the teaching assistant but you need to try to find your mistake first on your own. Finally,
email the solution file to yourself in case you want to use it again for practice. Make sure you fill in the
answers in the cell that is stated in the question because otherwise the program will not check your
answers. Also make sure that you fill in a formula and not a numeric number. If you want to use the
value in B2 for example in a formula in D10 then you use the reference B2 in the formula and not the
value within B2. When constructing a formula with references think about mixed and absolute references,
this saves a lot of time. Finally, when you are asked to use a specific formula or when there are formulas
in the book for the specific situation use them!

Important: Save your answers and close the excel file before you check your file. If you want
to check your answers during the tutorial make sure you finish the whole case and not partly! The
program checking your answers can take a bit of time so wait 30 to 40 seconds if it does not respond
immediately. The questions marked with a 󱾞 cannot be checked by the online learning environment.
Therefore, you should ask your TA to check and discuss your solution. Moreover, it is possible for
the website to give a false negative so if you think your answer is correct ask your TA! It is possible
that you come up with a different approach that is not correctly graded by the program.

Case 1: Palm Springs Real Estate
You work at Palm Springs Real Estate. A coworker has gathered data on listed and sold houses during
the past several months. She included addresses, location, list price, selling price, listing date, and date
sold. You need to convert the data to a table. You will manage the large worksheet, sort and filter the
table, include calculations, and then format the table.
Preparing the data
Your co-worker received the data as csv-file. She has already converted the file format from .csv to .xlsx.
However, she forgot to prepare the data for analysis. Therefore, you will first have to make the data
ready for analysis.
1. Open the workbook. Notice that all data is stored in column A. This happens because the values
in our csv-file were separated by commas rather than semicolons (which is the default in Excel with
Dutch settings). In order to use the data we will need to change the data.
2. 󱾞 Select the range A1:A93 and use the Text to Columns function in the Data tab. If you have
done this properly, columns A-H should now contain values.
3. 󱾞 Now we will prepare the worksheet as a table. First, use the freeze panes option to make sure
that the labels in row 1 are always visible. Secondly, remove duplicates and lastly convert the data
to a table
4. 󱾞 Rename the worksheet Houses.

Analysis
The office manager asked you to insert a column to display the percentage of list price. This is the selling
price as a percentage of the list price. For example, if a house was listed at $100,000 and is sold for
$75,000, the percentage of list price is 75%. In some cases, the percentage can be greater than 100%.
This happens when a bidding war occurs and buyers increase their offers, which results in the seller
getting more than the list price.
5. Insert a column at column G and name the new column Percent of List Price and construct a
formula to calculate the percentage of the list price. Use the percentage format and display the
values with one decimal.
6. Construct in Column J a column named Days on the Market. This column needs to display the
amount of days it took to sell the house.
7. Add a total row to display the average percentage of list price and average number of days on the
market. Format the average number of days on market as a whole number. Use an appropriate
label for the total row.
8. Sort the table by city in alphabetical order and add a second level to sort by days on market with
the houses with the longest time on the market at the top within each city. Add the list price as a
third level which should be sorted from highest to lowest.
9. 󱾞 An economist should always look critically at the data. What stands out in this dataset? For
example, are all averages (not only the ones you calculated) a good representative of the data?
Hint: Use Chapter 3. Type your answer somewhere to the right of the table and also show how
you came to this conclusion.
Selecting data
The office manager wants to focus on houses that took 30 days or longer to sell within three cities.
10. 󱾞 To keep the original data intact, you will make a copy of the whole Houses worksheet to display
the filtered data. Duplicate the Houses worksheet and rename the duplicate sheet Filtered Data.
11. Filter the data to display only the cities of Desert Hot Springs, Palm Springs and Redland. In
addition, filter the data to display records for houses that were on the market 30 days or more.
Also include the total row with average percentage of list price and average number of days on the
market. If you used the proper method of making a total row in step 7, the total row should already
display the correct values.
