Economic Development, has been
named the 2014 recipient of the
Mayor Richard M. Daley Legacy Award
for Global Leadership in Creating
Sustainable Cities from the U.S. Green
Building Council (USGBC). The award
will be presented during the USGBC’s
annual Greenbuild conference in New
Orleans today (Thursday, Oct. 23).
The bi-annual award celebrates the
NWSI’s position at the forefront of
sustainability in the built environment,
and is named for former Chicago
Mayor Richard M. Daley, who during
his tenure made Chicago one of the
most environmentally friendly cities
in the nation. Daley was the first
recipient of the award in 2010.

Nojaim Brothers Supermarket on the city’s Near West Side has a new look
after a renovation that cost more than $2.65 million.
The market has been in business in the neighborhood for 95 years. Its
building needed some major upgrades, said Paul Nojaim, the store’s owner.
The work is finished and Nojaim Brothers hosted their grand reopening
celebration on October 8th.
The project improved roofing, flooring, refrigeration equipment, heating
and cooling systems, electrical systems, food preparation rooms, the deli,
parking lots, meat department and more. The work also added a new stock
room.
The work began in October of last year. The store closed for three days
early on in the project. It was the first time in the store’s history it didn’t
open, Nojaim said.
The project added 3,000 square feet to the market, which now totals more
than 23,000 square feet.
Nojaim Brothers received a $1 million state grant for the work, plus
construction financing and a $300,000 grant from the Low Income
Investment Fund, a community development financial institution.
Nojaim has been working to reach out to new markets, including downtown’s
growing residential population and students. Nojaim Brothers now offers
online grocery ordering and delivery through Rosie’s mobile app.

work space near Armory Square, in the former
Lincoln Supply warehouse, 109 Otisco St.
“This is the exact apartment we wanted in New
York City and couldn’t afford,” Catherine Wolfe said.
The fourth-floor end unit has three walls of
windows with views of distant hills, Armory Square,
the Carrier Dome and both sunrises and sunsets.
The 1,275-square-foot apartment is one of 10 in
the 100-year-old, four-story former warehouse
transformed by the Near Westside Initiative, a nonprofit whose mission is revitalizing the Near West Side.
The building uses green technologies, including
geothermal heating and cooling and storm water
retention to eliminate all site water from entering the
city and county sewer systems. The first and second
floors contain office space and are home to the La
Casita Cultural Center and Say Yes to Education.
One apartment in the building became available
Sept. 1, said Maarten Jacobs, director of the
NearWestside Initiative.
The 10 apartments range from 1,121 to 1,275
square feet, with rents ranging from $1,050
to $1,250 a month, including utilities. Each
apartment is a wide-open space, with a sortof cube containing the kitchen, laundry and
bathroom placed in differing configurations.
The Wolfes looked at an apartment on the third
floor with the cube in an L shape, but preferred
the fourth-floor unit with the cube in the center,
diving the living and bedroom spaces.
The couple met when they were both living in
New York City, and Stephen agreed to move back
to Catherine’s native Central New York as long as
they found a place to live in a city environment.
Catherine is an interior designer with Ramsgard
Architectural Design, in Skaneateles; Stephen is
design center manager at Ethan Allen, in DeWitt.
They love spending a rare day off together
rearranging the apartment.
“We’ll say, ‘Let’s do nothing today,’ then by 7:30,
we’ll say, ‘Let’s rearrange,’’’ Stephen said.
“We have so much fun,” Catherine said
The apartments have some storage space in the
cube’s utility closet, but no closets.
The Wolfe said bookshelves, two large Ikea
wardrobes and dressers provide storage space,
but they also turned about one-third of the
bedroom into a walk-in closet.
Flexibility “is what’s great about this place,”
Catherine said.

“More than once, we’ve driven to Armory
Square,” he said a little sheepishly.
They said they are looking forward to next
summer, when the city plans to build a crosswalk across the arterial, giving them a straighter
walk into downtown.
When they started looking for apartments, they were
hoping to find one with a roof-top outdoor space. The
Lincoln Building’s roof-top holds solar panels.
“We’re down with that,” Stephen said.

And they also like paying rent to a non-profit
organization, Catherine said.
On rainy days, water hitting the solar panels
sounds like rain on a tin metal roof.
“Out of all the great things about this apartment,
that’s one of the top three,” Stephen said.
“It’s the greatest place to spend a rainy day,”
Catherine said.

To piggyback on last month’s column this
month I would like to talk about taking pride.
Specifically ~~ taking pride in our Near Westside
neighborhood. There are shining examples
of our fellow residents taking pride, and
unfortunately many also of taking no pride.
I am so fortunate to have this young,
ambitious, neighborhood loving, forwardthinking neighbor: Karaline Rothwell. She has
been involved in neighborhood planning and
activities ever since she moved here, even
before! Let me share her most recent project.
Karaline and I live across the street from Skiddy
Park. A couple of years ago we did what I call
“guerrilla gardening” – gardening in a place
without permission. Specifically what we did
was spruce up the triangle area in front of the
monument at Skiddy Park, and planted some
spring bulbs. It did improve the look, however,
we noticed the timbers around the planting area
were becoming very aged and in another year
they started to fall apart
At this point, Karaline proposed to the Westside
TNT that they make some funds available for
new everything and they agreed. That money
was spent for new dirt, plants and mulch. It
unfortunately did not cover the timber and the
hardware. So the Near Westside Initiative supplied
the money for that. Then Karaline took flyers
around the neighborhood to say that on a certain
Sunday they were going to do the work and invited
people to come help, refreshments promised.
Sadly only a couple neighbors helped out.
Donald and Suzanne Carr, Karaline’s parents,
came up from Binghamton to help out. Her
dad did the job’s heavy lifting along with Isaac
Rothwell. Suzanne watched Quincy (the Rothwell’s
toddler) and I am sure she had a good time being
grandmother. Tim Perkins from down the street
came and worked alongside Don, Isaac and Karaline.
I provided some cookies and I pruned the plants
before they went into the ground.
It actually took two Sundays to get the job done,
I really wonder if it could have been done sooner
if they had had more help. The important thing
though is that Karaline saw something and did
something, taking pride in restoring a piece of her
neighborhood to its former glory.
The Westside Residents Coalition works
diligently on the Near Westside. They do a lot of
clean-up throughout the year and in the winter
they shovel sidewalks. Recently when they
were doing a clean-up they saw a small plastic
playscape located at an abandoned house; it had
been there for a while. They proceeded to move
it to a more public location ~~ the Ward Bakery
Orchard on the corner of Shonnard and Oswego.
I recently saw some kids playing on it and having
a good time. Also the Coalition is sponsoring an
Adopt-a-Trash Can; you may have read about it in
the last newsletter. If you would like to participate
in this please call 315-308-0439.
Some of us are seeing something and we are
doing something about what we see. If we were
to have a concentrated effort throughout the
area we could be a shining example for the rest
of the City of Syracuse. Do you want to join us? It
can be as simple as patrolling your property daily
and picking up the trash, thereby beautifying
your space and the neighborhood. If we all did
that just imagine how wonderful it would look.

founding chair of the USGBC. “The NWSI’s
commitment to community engagement,
creative placemaking and green property
and infrastructure development—including
numerous LEED buildings that are part of the
district—is exactly the kind of approach we
want to celebrate and replicate in communities
around the world.”
Established by Syracuse University and the Gifford
Foundation in 2006, the NSWI combines art,
technology and innovation with neighborhood
values and culture as a pathway to the revitalization
of Syracuse’s historic Near West Side neighborhood.
“When I first heard about the NWSI, I was super
excited,” says Carole Horan, vice chair of the NWSI
board of directors and a neighborhood resident.
“I could see that there would be some positive
changes happening. I thought, ‘I am living in the
right place at the right time.’”
The NWSI created the Syracuse Art, Literacy,
Technology (SALT) District of the Near Westside
as a creative community to foster economic
development, jobs and stability for the
neighborhood and rich academic experiences
for Syracuse University students. This initiative
brings together faculty and students with
community activists and neighborhood
residents on creative projects.
New York State’s Center of Excellence at
Syracuse University (SyracuseCoE) has played
a pivotal role on the Near West Side. “Near
Westside residents have helped our partners
learn invaluable lessons about bringing
innovations from the lab to real projects,” says
Edward Bogucz, SyracuseCoE executive director.
“The NWSI really wanted to work with the
neighborhood in making a difference,” says
Horan. “That to me was the epitome of success—
working with the neighborhood and not doing it
for the neighborhood.”

The SALT District was the first existing
neighborhood in the country to earn
certification under the LEED® for
Neighborhood Development rating
system. To date, green accomplishments
in the neighborhood include: eight
new or renovated buildings that have
earned LEED® ratings; 14 installations
of green infrastructure for stormwater
management; more than 50 homes either
built or rehabilitated; and more than 30
other homes that received investments
to improve energy efficiency. Projects
including the From the Ground Up
competition—which constructed three
innovative green homes in partnership with
the SyracuseCoE and Home HeadQuarters

It is only 30 minutes twice a week – but for the
volunteers and students that are part of Book
Buddies at Seymour Academy, it is definitely the
best part of the week. For the students, Book
Buddies is what they need to become stronger,
more confident readers. For the volunteers, Book
Buddies starts out as a way to give back to the
community and make a difference in the life of a
child and a community….but very quickly, Book
Buddies becomes so much more.
Book Buddies at Seymour is a community response
to a big need in our schools. Seymour Academy only
had 6 percent of its students meeting the third grade
standard in English Language Arts (ELA) in 2014. The
Syracuse City School District only had 10 percent of
its students meeting the 3rd grade reading standard.
Research clearly identifies reading on level by 3rd
grade as a pivotal marker in a child’s academic
success and is highly correlated to the likelihood
of student graduation. Given the importance of
students reading on grade level by third grade, there
is a sense of urgency to do what it takes to get all
students in Syracuse reading on grade level.
Book Buddies is a community initiated response to
the goal of having all children reading on grade level.
It is a partnership between SYRACUSE 20/20 and the
Near Westside Initiative. It grew out of involvement
with the local community initiative The Campaign
for Grade Level Reading at the Literacy Coalition.
Reading successfully in the early years is really a
matter of practice, practice and more practice. The
more practice, the better the reader. Research on
volunteer reading programs documents the positive
impact one-on-one reading programs can have.
HOW DOES BOOK BUDDIES WORK?
The Book Buddies program at Seymour utilizes volunteers to work with an individual

ST. JOSEPH’S WELCOMES PATIENTS TO ITS NEW PRIMARY CARE CENTER
ON THE NEAR WEST SIDE
Calling all artists! SALTQuarters Gallery invites you to submit proposals for art related events including
exhibits, performances, screenings and more! The gallery, located at 115 Otisco Street, is a publicly
curated space with 653 square feet available at no cost.
Always looking for new events, the gallery has hosted art making workshops, photography exhibitions,
movie screenings, and lectures. Stay tuned for an event in November with artist-in-residence Brendan Rose!
SALTQuarters Gallery is part of the larger SALTQuarters building, which also houses an artist-inresidence program and artists’ studios. These spaces work together to generate a creative hub for
artistic endeavors in the Near Westside neighborhood and greater Syracuse communities.

Integrated Approach to Patient Care and Expanded Evening Hours
In January, St. Joseph’s announced the opening of its new, expanded Primary Care Center on
Syracuse’s Near West side. Formerly known as the Westside Family Health Center, St. Joseph’s
Primary Care Center – West (PCC-West) located at 321 Gifford Street in Syracuse, features an
integrated approach to patient care. PCC–West offers a variety of primary care services including
family medicine, pediatric and obstetrical care along with behavioral health services in one
location. Patients also have access to onsite lab work, ultrasound and radiology services.
PCC- West is welcoming new patients and expanding evening hours to increase the options
