Metros2: ¿Cuántos son los centros que gestiona Aguirre Newman? Javier Revenga: Gestionamos 12 centros comerciales, con una SBA aproximada de 360.000 metros2. Es una cartera diversificada en todas la geografía nacional. Metros2: How many shopping centres does Aguirre Newman manage? Javier Revenga: We currently manage 12 shopping centres, comprising approximate 360,000 sqm GLA. It is diversified portfolio across the whole of Spain. We have managed to clearly differentiate the management and letting of consolidated urban centres. We are also the only independent consultancy that specialises in Outlet centres and much more so than other specialists in this sector. Since 2011 we have repositioned four shopping centres, carrying out works in operational centres, which were all resounding successes. Metros2: What objectives does the department have for 2016? J.R: Our objective for 2016 is to end the year with 500,000 sqm under comprehensive management, so we plan to add two or three shopping centres between now and the end of the year. In order to achieve this we are launching a range of new management innovations and rolling out our new Retail Care Property Management. 26 marzo.16 metRos2 y comercialización de centros urbanos consolidados. Por otra parte, somos la única consultora independiente que esta consiguiendo una especialización en la explotación de centros outlet. Desde 2011 hemos realizado cuatro procesos de reposicionamiento de centros comerciales, ejecutando obras a centro abierto, lo que podemos calificar de exitoso. Metros2: ¿Qué previsiones tiene el departamento para 2016? J.R: Nuestro objetivo es acabar por encima de 500.000 metros2 bajo gestión integral, para lo cual prevemos incorporar entre dos y tres centros comerciales más de aquí a final de año. Para ello vamos a continuar lanzando una serie de innovaciones en los métodos de gestión y evolucionando nuestro sistema de Retail Care Property Management. Metros2: ¿Cuál es el centro comercial que considerarían más emblemático? J.R: En mi top 3 podría enumerar La Vaguada por ser el decano de los centros comerciales, Puerto Venecia por su conceptualización como shopping resort y las Rozas Village por su singularidad comercial. Metros2: ¿Cómo esperan que se mantenga la inversión en 2016? J.R: Tras un período espectacular en el terreno de la inversión de centros comerciales, parece que 2016 va a ser un año más tranquilo. Previsiblemente, la demanda va a superar a la oferta disponible, algo especialmente remarcable en el caso de los mejores centros comerciales. A pesar de ello, somos positivos y pensamos que irán saliendo al mercado activos cuyos propietarios se han mantenido fuera del mismo los últimos años y que entienden que ahora es el momento. Por otro lado, compradores que han entrado en el mercado en los últimos tres o cuatro años están pensando en vender. Metros2: ¿Qué quiere decir con One Stop Shop? J.R: Nuestro anterior claim “360º Retail Management” no representaba a todos los agentes que intervienen en el área de centros comerciales y se focalizaba en la gestión del activo. También percibíamos como nuestros clientes venían demandando los servicios de manera segmentada y no éramos capaces de darles una solución global. Con este nuevo claim, que es el termino anglosajón de lo que denominamos ventanilla única, queremos ir más allá de la gestión del activo. La idea es cualquier cliente, sea operador, propietario o inversor, que entre en Aguirre Newman salga con sus necesidades cubiertas. “We go beyond the asset management” Interview with Javier Revenga, director of shopping center management at Aguirre Newman. Metros2: In your opinion which is the best shopping centre? J.R: My Top 3 would be La Vaguada for being the forefather of shopping centres, Puerto Venecia for its conceptualisation as a shopping resort and Las Rozas Village for its unique retail concept. Metros2: How do you think that shopping centre investment will fare in 2016? J.R: After a spectacular run of shopping centre investment, it would appear that 2016 will be a calmer year. Demand will outstrip supply, with this being particularly the case for the best shopping centres. Despite this, we are positive and we believe that properties will come on to the market via owners that have not been active over the past few years and who understand that now is the moment to sell. Buyers who entered the market trhee of four years ago are now thinking about selling. Metros2: What do you mean by One Stop Shop? J.R: Our previous “360º Retail Management” claim didn’t represent all of the agents included in the shopping centre area, and it just focused on the management of the centre. We also noted that our clients were requiring more segmented services and we were not able to give them a global solution. With this new claim, which is the Anglo Saxon term for “ventanilla única”, we want to go one-step further than just providing management services. Our idea is that any shopping centre related client that comes to Aguirre Newman, whether they be an operator, owner or investor, leaves with their requirements covered.
