SpanishPropertyReport INFORMATION YOU NEED BEFORE YOU KNOW IT Property Prices by Municipals Andalucia 2012 2012 Property Prices by Municipals - Andalucia Andalucía Since Fotocasa.es started creating property reports in 2005, the autonomous region of Andalucía has been the third region, behind Cataluña and Madrid, with the highest number of resale properties for sale - a total of 2,669,077 offers. During the whole of last year (2012), Fotocasa.es has received 592,152 new offers, with 48,210 corresponding solely to December. Fifty municipals from the region of Andalucía were analysed for this study. Average resale property values in 45 of them were under the national average of 1,891 euro/sq m euro/sq m. Of the remaining 5, only 2 exceeded 2,000 euro/sq m at the end of 2012 - Cádiz and Marbella. These two are the most expensive municipals in Andalucía with regards to resale house prices, with average prices registered at 2,376 and 2,140 euro/sq m. These figures exceed the national average of 1,830 euro/sq m by 25.7% and 13.2% respectively. At the other end of the scale, those municipals with the lowest resale property prices are Atarfe (1,122 euro/sq m) and Las Gabias (1,123 euro/sq m). When compared to prices for December 2011, Atarfe substitutes Las Gabias as the least expensive municipal of the region. House prices in Atarfe are -40.7% less than the national average. Property prices have fallen in every municipal without exception. When comparing data from December 2011, it was noted that house prices in the municipal of El Ejido had increased by 14.9% from December 2010. Average property prices in the whole of the region at the end of 2012 fell between -2.4% in Almuñécar and -24.3% in El Ejido - the only municipal to see prices decrease by more than 20%. The municipal of San Fernando in Cádiz registered a drop of -10.2% with respect to December 2011. In 2011, only 9 municipals recorded a fall in the value of its property by double digits and none of them by more than -20%. However, at the end of 2012, this first figure increased to 32 municipals and the maximum fall in house prices was registered at -24.3%. Andalucía.
